One Rock Realty Capital is actively acquiring multifamily and mixed use properties. One Rock is focues on value-add multifamily, mixed use, and undervalued retail asset classes. We focus in supply-constrained markets with strong fundamentals to mitigate investor risk.
Our Network
We leverage our local operating ability and strategic relationships, which provide us with an in-depth knowledge in markets in which we are active. One Rock has standing relationships with various business affiliates. Our network has grown to include private and institutional landlords, investment brokers, leasing brokers, property managers, lenders, attorneys, title companies, family real estate companies, and consulting groups. This local network will provide us with investment opportunities and off-market deals that generally would be unavailable to the core markets.
Deal Sourcing
The Managing team will be able to identify properties that are trading at lowest metrics relative to the market. Due to our local relationships, many of these deals will be properties that are trading off-market witch will enable us to close quickly, avoiding the competition in fully marketed properties. We will subsequently use our analytical skills to reposition properties that will yield the most attractive risk adjusted returns for investors.
